Step 1
FORM A STRATEGY
Schedule a Home Buying Consultation with one of our team members. We can answer all of your questions about timeline, budget, financing, and even help you navigate up-and-coming neighborhoods you may have overlooked. Together, we’ll set up your “Backstage Pass” to view listings that come on the market before the public can see them using various Apps.
Step 2
SECURE FINANCING
It’s important to know what you can afford – and likely you’ll be surprised. Our trusted lenders will help you navigate not only what you can afford, but also the options that will put you in the best position for your future. You’ll complete a mortgage application with a trusted lender and obtain a strong pre-approval. These steps, matched with our expert Realtors®, will put you at an advantage when it’s time to win your new home!

PRIVATE SHOWINGS
Not only does a private showing allow you to see properties without the hustle and bustle of a public Open House, but it allows our trusted agents to help you consider repairs and potential projects. We’ll book your showings and help you review listings that meet your criteria. With a Nucleus agent on your side, we’ll work together to help you find the home of your dreams!

OFFER & NEGOTIATIONS
We want you to make a wise investment and we care about the wellbeing and long term happiness of our clients! Our team will complete a market analysis of the homes you wish to buy. This information will help us determine how much to offer on your new home. We’ll negotiate and counter terms as needed, and walk you through each step so you feel confident in your decisions.
Step 5
PROTECTION STEPS
Our team will deliver your earnest money. Next, you’ll complete the loan paperwork with the help of our Director of Client Care. There will be an inspection of the property you want to buy. When the report comes back, we’ll walk through it with you and negotiate any necessary repairs. Finally, an appraisal of the property will be performed by the lender.
Step 6
FINAL STEPS
Our team will handle the scheduling and completion of the final underwriting and employment verification, along with a credit check. We’ll be there to help with the title search, deed preparation, and survey completion. You’ll select insurance, switch utilities, and schedule your moving date. Need help locating services? We have a trusted list of vendors we can connect you with.
Step 7
GET THE KEYS
We’ll help you know when to wire funds (typically 24 hours before closing). We’ll do a final walk-through of the property – together. You’ll bring your current ID and signed paperwork to the title company – and you’ll walk away with your new keys!
